Booking Terms


Rye Holiday Homes arranges bookings of properties as agent of the owners (the “Owner”) of such properties.  When you book a property through Rye Holiday Homes you enter into a contract with the Owner of that property. Rye Holiday Homes is responsible for the administration of your booking, but, except where otherwise stated in these Booking Conditions, does so solely on behalf of and as agent for the Owner.  References to “you” and “your” mean the person making the booking (the “party leader”) and all members of the holiday rental party who have been accepted by Rye Holiday Homes on behalf of the Owner (including anyone who is added or substituted at a later date).  These Booking Conditions set out the basis of your contract with the Owner.  They also deal with the Rye Holiday Homes position.  Nothing in these Booking Conditions affects your normal statutory rights.
1. CONTRACT. A binding contract between you and the owner of the property has been entered into which is confirmed on receipt of the deposit or full payment if the holiday is booked less than 2 months from the occupancy date.

2. PAYMENT.
A non-returnable deposit of 20% is required on booking. On bookings outside of the UK a 40% non-returnable deposit is required on booking. The balance shall be payable 2 months before the commencement of the holiday. Payment in full is required if the holiday is booked less than 2 months from its commencement. The owner reserves the right to cancel a holiday where full payment has not been paid by the date due. We accept debit cards with no transaction fees. Credit card payments will incur a 3% transaction fee. Unfortunately we do not accept cheques. 
3.CANCELLATION.
A cancellation may be made at any time in writing to Rye Holiday Homes. The 20% deposit will be retained. There may also be an additional charge as set out below; unless Rye Holiday Homes have been successful in re-letting the holiday property on behalf of the owner.

4. OCCUPANCY. The number of persons occupying the property will not exceed web site description and two babies (under 30 months).
5. BASIS OF OCCUPATION. Saturday-to-Saturday tenancies commence from 3.00 p.m. on the date of arrival and terminate at 10.00 a.m. on the date of departure.The property is occupied strictly on a holiday basis and no right to remain in the accommodation exists for you or any person allowed into the property by you. you will be liable for any costs incurred as a result of any delayed departure.The owner or Rye Holiday Homes has the right of access to the property at any reasonable time.
6. BREAKAGES. You agree to maintain and leave the property clean and tidy. Breakages, damage will be paid for by you and will be deducted on behalf of the owner by Rye Holiday Homes from the credit or debit card originally provided for payment. his also includes any telephone costs incurred by you.
7. LIABILITY. The Owner and Rye Holiday Homes shall have no liability for any death or personal injury unless, in the case of Rye Holiday Homes, this results from the negligence of them or its employees (providing they were at the time acting in the course of their employment) or, in the case of the Owner, it results from the Owner’s negligence or that of any employee of the Owner (providing they were at the time acting in the course of their employment).  You must take all necessary steps to safeguard your personal property.  No liability is accepted by the Owner or Rye Holiday Homes in respect of damage to, or loss of, such personal property except, in the case of the Owner, where the damage or loss is caused by the negligence of the Owner or that of any employee of the Owner (providing they were at the time acting in the course of their employment) or, in the case of Rye Holiday Homes, where the damage or loss is caused by the negligence of them or its employees (providing they were at the time acting in the course of their employment).  Rye Holiday Homes acts only as agent for the Owner, and cannot accept any liability for any act(s) or omission(s) of the Owner or anyone representing, or employed by, the Owner.  Further, Rye Holiday Homes cannot accept any liability for any shortcomings or defects with or in any property as all properties are within the sole control of the Owner 
8. SHOULD THE PROPERTY become unavailable due to unforeseen circumstances beyond our control an alternative property will be offered subject to availability or full refund. 
9. IN THE UNFORTUNATE SITUATION, where there is a complaint, please give us the opportunity to investigate the matter by calling 01797 229251  In NO circumstances will compensation be made for complaints raised after the holiday has ended with the visitor denying the company the opportunity to investigate and endeavouring to put the matters right during the holiday.
10. We do not accept liability for the loss or damage of personal belongings or personal injury sustained in the property and would recommend any relevant insurance is in place prior to occupation
11.The booking dates cannot be altered less than 2 months from the occupancy date and any changes prior to this will incur a transfer fee of £40.00.If we are unable to change the date of booking the payment/cancellation terms will still apply.
Note: The owners do accept dogs but any damage or stains etc will be charged for from the credit card given when originally booking by Rye Holiday Homes on behalf of the owners.
